Welcome to Templemere – helping you enjoy your new home

We hope that you are setting in to your new home and that you will have many happy years here in Templemere.

Newcomers may be interested to know what the Residents' Society does and how the Estate is run.

In broad terms, the Society maintains the communal amenities of the Estate including the external appearance of the houses. These services are covered by the annual subscriptions you pay. The Society acts through a committee of Management with a Treasurer, Secretary and seven members elected at the Annual General Meeting, held in the Summer.

Members of the Committee serve the Residents in a purely voluntary capacity.
The Committee deals with aspects of Estate Management eg. television aerials, lights, gardens and woods and roads, paths and fences. Although the Committee is responsible for the management of the estate, it is, of course, everyone’s responsibility to keep Templemere in good order and look after our amenities.

Gardens and Woods
The estate employs contractors to maintain the communal parts of the gardens. If you wish for changes or improvements in the communal parts of the gardens, you should contact the committee with your observations. The society is not free to alter the layout of the Estate but, within reason Residents' wishes are taken into account when deciding what can be done within the limits of our budget.

We ask you to do what you can to keep the gardens looking attractive. During the summer we ask you to water the shrubs and plants immediately adjacent to your house. The contractors do no watering so we have to rely on voluntary effort.

Everybody can help greatly by endeavouring to avoid damage to lawns, trees and shrubs. Please encourage the children not to walk or play on the flowerbeds or to ride bicycles on them. Ball play on the garage forecourts leads to damaged garage doors and for this reason must be discouraged.

Similarly residents are asked to exercise control over their dogs in the garden areas and to prevent the fouling of lawns, borders and paths.

Please do not use the woods as a dump for household rubbish. The local council is very co-operative in taking away household rubbish left out for them and special arrangements can be made direct for the removal of unwieldy items. There is a domestic waste tip across the Thames at Charlton.

Painting and Maintenance of the Houses
The Residents' Society is responsible for the external painting of your house. All repairs of whatever nature and internal decoration are your own responsibility. The Society arranges painting on a regular cycle. You will be given adequate notice before it begins. You are reminded that alterations to the external appearance of your house are not allowed under the agreement. For better or for worse, you do not have a choice of colour – all houses are painted alike except that you can choose one of four different colours for your front door. It is good practice to make necessary repairs to the putty and the woodwork before the painting takes place.
We arrange for your windows to be cleaned outside nine times a year, the gutters to be cleaned four times a year, the roofs to be swept clean and the uPVC to be washed down twice yearly.

Communal lighting
The street lights are the responsibility of the local Council, other lights are the Estate’s responsibility.
If a communal light remains unlit for several days, please draw it to the attention of the Committee for remedial action.

Car Parking
The lease says that cars may not be parked outside overnight, but these days this is difficult to enforce where a family owns two or more cars but one garage. At the same time, parked cars detract from the appearance of the Estate and you are therefore encouraged to garage your car whenever possible.
When parking on roadways, please ensure that sufficient room is available for the easy access of emergency vehicles such as fire engines and ambulances, but at the same time avoid infringing on lawns and borders.

Television
We have recently upgraded our entire system so that all houses can have terrestial and satellite television stations if they so choose. The television reception should be first class. If you have problems with reception, please ensure that your set is working properly and then if you are still not getting good reception, contact the committee who will call in the contractors to check the communal aerial. You do not have to pay for this service unless it turns out subsequently that it was your television set that was at fault.

Communal events
We normally have a Family Day and Barbecue on a Saturday in the Summer and a carol service in December – both on the main lawn.

Apparatus in Garages
If you install a freezer or washing/drying equipment in a detached garage, you must have the Committee’s agreement by notifying the Treasurer. In fairness to all, since the electricity supply is charged to the Society by communal meter, we will ask you to pay an annual charge for it.

Annual General Meeting
The AGM of Residents referred to earlier gives you a chance to meet other Residents as well as discuss the management of Templemere. The event usually takes place in July.
