Gardens

 

Every property has a private rear garden of varying shapes and sizes. Your garden is a place for you to express yourself and enjoy. As part of the yearly summer event, TRSL runs ‘open gardens’ which is an opportunity to share your garden designs with neighbours.

Whilst gardens are your spaces there are some limitations on what can’t be done because of the impact it may have on the wider estate and with your neighbours. The restrictive covenants are in place to ensure no structures are added and the estate maintains its unique style, views and vistas.

Requirements

 

The fence line as determined by the original concrete posts marks the maximum height structures can be.

Any structure that is above the fence line is not permitted as it contravenes Part 5 (3) of the Scheme of Management.

Specifically garden studios, conservatories, extensions, pergolas and large sheds are not permitted. 

Temporary structures (like event marquees, trampolines) and plants (like trees and bushes) are permitted. As a courtesy to your neighbours, please check that they are ok with it, and that they are only up for short periods (i.e. summer bbq party).

Large and Invasive plants species such as Leylandii and bamboo should be controlled appropriately to prevent any boundary overhang or damage to property that is not yours.

  • Garden fence

    Garden fences and gates should be feather edge and set to the height of the original concrete posts not the height of the walls or brick sheds. The indication of ownership is that the horizontal “Arris” rails are on the owners side of the fence as indicated by a “T” on the house plan.

    The external face of fences should be stained dark brown (typically called dark oak).

  • Garden gates

    Constructed in a vertical tongue and groove style with no horizontal battens on the exterior. The external side of your gate should be stained dark oak brown and be no higher than the height of the original concrete fence posts or garden wall.

    House numbers should be white and are available from TRSL in the correct font
    (Akzidenz Grotesk) and size (55mm high).

  • Walls

    An important part of the estate the brick walls should not be removed or changed.

    The original bricks used are no longer in production. Should you need a replacement for your property please contact TRSL who are currently working to find a modern suitable replacement.

  • Sheds

    Sheds

    The T2Y garden sheds are a unique feature which is considered part of the house. TRSL asks you not to remove them to preserve the heritage of the estate for future homeowners.

    They have a ‘flat torch on felt’ roof and use the same 50mm aluminium edging that surrounds the porches and garage roofs.

    Please also refrain from painting the brick as this cannot be easily removed for future homeowners.
