Things to be mindful of

 

One of the goals of this guide is to help you make the right renovation and restoration decisions. Alongside all the helpful information it is worth calling out some of the more obvious and less obvious restrictions.

All restrictions are governed by the covenants.

Here is a selection of the most obvious and common breaches.

  • Satelites and aerials

    Each block on the estate has a shared aerial system that supplies each house with a digital tv signal through a coaxial aerial.

    There is no need to install your own aerial or satellite dish system — it is not permitted.

    The system is maintained by TRSL up to the point of entry into your home. If you are experiencing issues please get in touch with TRSL. 9/10 time a reset on home equipment is needed.

  • CCTV and alarm boxes

    Templemere is a very safe estate with residents looking out for each other.

    Please do not install CCTV cameras or alarm boxes on any outside part of your property.

  • Post boxes and planters

    Post boxes are not permitted as they alter the appearance of the estate. Whilst TRSL doesn’t technically allow planters outside front doors the rules have been relaxed.

    Just make sure any planter or pot (keep to 1-2) is sympathetic to the style and period of the estate and isn’t too large nor attached to the property (i.e no hanging baskets).

  • Sheds

    Car charging points

    These are not permitted on garage or house exteriors.

  • Pipes and large vents

    Do not install pipes, electrical trunking or large boiler flues on the property. Any flue should be black and as discrete as possible.

  • Air con / heat pump units

    These are not permitted. If you require such utilities you will need to install these in your garden below the fence height.

  • Brick removal

    If you need to knock out some bricks to fit a boiler flue then please keep them and pass on to TRSL for future use.

    If you need to replace poorly repaired brickwork or holes from old flues then please contact TRSL who are currently working to find a modern replacement.

  • Conservatories / extensions

    Description goes here
  • Door profiles

    T2Y properties have a specific profile of door and window arrangement. See detailed drawings in this guide for reference. Do not split the toplight into three panes of glass.

  • Window casement arrangements

    The arrangements of the window panes are an important part of the overall impression of the estate. Please follow the plans in this guide for accurate references. Do not flip the arrangement or use different layouts.

  • Guttering style / colour / material

    The guttering style is an important feature of the architecture. Do not install black downpipes or round horizontal sections.

  • Garden structures

    Garden structures that are taller then the fence line are not permitted. These typically include trellis, conservatories, large sheds, extensions and studios.
